CUBIS-1 data centre cluster is a fully ready-to-go freehold development opportunity featuring a modular, three-phase scalable structure with up to 6 + 3 MW of total available power capacity, including integrated office space.

The equity structure is flexible and can be tailored accordingly. The system architecture is designed to Tier III compliance (concurrently maintainable) and already incorporates provisions for high-density and AI-driven workloads.

CUBIS-1 is ideally suited for development and value-add investors as well as data centre operators seeking a fully ready-to-go, flexible and sustainability-oriented data centre platform in Central Europe.

In addition to the base development in one or two phases – Module 1 (M1) + Module 2 (M2), permitted and 6 MW secured, the project offers further additional expansion potential of up to 3 MW – bringing total capacity to 9 MW, subject to required infrastructure upgrades and the second-stage permitting process for Module 3 (M3).

 

 

CE - Central Europe – Slovenia (Alpine region), in close proximity to the motorway and two international airports (Ljubljana and Klagenfurt), strategically located, supporting regional AI, enterprise and edge workloads.

The development site is located in Šenčur. The location offers excellent connectivity to key European hubs and low-latency access to major markets. The site benefits from appropriate designated land use, enabling immediate development of a data center facility.

Development logic

Each module is independently deliverable and operational, supporting a capital-efficient deployment strategy, flexible leasing structures, and diversified exit options across the full development lifecycle.

Office integration

The project CUBIS-1 is based on a campus concept. Accordingly, integrated office space is provided, directly connected to the data centre and designed to accommodate:

• operations and technical teams,
• customer and project teams,
• optional third-party office tenants.

A clear functional and security separation between office and data centre areas is ensured.

The floor plan diagrams illustrate the functional layering of each module, clearly separating data halls, MEP infrastructure, and office areas.
Each module delivers approx. 3,700 m² GFA, including 1,970 m² of Data Halls and IT space, 1,100 m² of MEP rooms,
and 630 m² of integrated office space, with an additional 690 m² of rooftop MEP.
